All Results cross referenced for sold and settled, and double entries (never understood that one…if you “refresh” it on the Market 95% of the Buyer’s or greater are working with a Buyer’s Agent who gives them the CDOM. So, Why?

there were a couple homes i saw in allentown which i liked that were short sales,but i heard they take long to close and i dont want to miss my $8000. credit.. this whole homebuying stuff is driving me crazy i just had a agreement of sales to buy this beautiful victorian home in downtown allentown but when the appraisal came in it was $20,000 lower than the agreement, and the seller wasnt about to drop the price that much, so now im on the search again

Hello there!  Yeah well you are right about  short sales taking more time than the traditional sale where there is a seller.  But, as you can see from my Blog that the standard time is 90 days.  But, most Agents do not know what they are doing so....it takes much longer.  The best way to purchase a short sale is to work with an Agent who knows what they are doing...but, yeah, not a good way to invest now because you need to be under agreement with a home no later than October 30th to close by Nov 30th.  Did your Agents run comps on the property you wanted to purchase? You should have never been surprised as to the value of this home...as your Buyer Agent should have proven the value to you by pulling information about what homes like this one just sold for in the same community within the past 3, 6, 9 or 12 months.  This is what the apprasier is doing...It's NOT a secret.  If the home is worth $20,000 less...that seller is dreaming that he is going to get someone to purchase it for 20 more.  He will NEVER sell.
